This is straight from the City of Snellville's website:
Please Be Aware - New Scam Targeting Senior Citizens
There is a new scam targeting seniors. Unscrupulous people are befriending seniors and helping them with their business affairs and finances. After building confidence and a rapport with the senior, the scammer will bring a “stack” of documents over for the senior to sign. Many seniors will not take the time to read what they are signing because of their trust in this individual. Some of these papers may require notarization and a notary may be present. Hidden in the stack will be legal power of attorney that if signed, will authorize the scammer to withdraw funds from the seniors’ bank accounts.
If you are a senior, please be alert for this type of activity. If you have a parent, some other relative or friend who is apparently being befriended, please check into the person. Do not allow them to help the senior with their finances. Report this type of activity immediately to the Police Department at 770-98-3555.
